OUR COMMITMENTS

Our vision is to create a sensitively designed new community that compliments the identity and sense of community of Smallfield while protecting the legacy of the area for future generations.

We want to work with local residents and stakeholders to ensure that the new community integrates with Smallfield village.

Based on our work so far and responses to previous consultations in the area, we have developed three key themes:

  • Enhancing the environment
  • Delivering high quality housing
  • Supporting infrastructure

ENHANCING THE ENVIRONMENT

The land at Lower Broadbridge Farm is currently made up of agricultural land and farm buildings, which – although we may associate this use with the natural world – does not lend itself to the habitats nature needs to thrive. Working with a specialist ecology team, we would incorporate specially chosen planting and restore hedgerows to support greater biodiversity across the area, as well as opening up more green spaces with footpaths for the community to enjoy. Through a combination of initiatives, we will ensure that biodiversity thrives and that there is a net gain in the area.

New homes will be built to high levels of energy efficiency, with solar panels and electric vehicle charging points fitted as standard along with ground source heat pumps, reducing the new homes’ reliance on fossil fuels and minimising their impact.

We will provide high quality open space for the community to enjoy and to encourage nature to thrive alongside the development, with the south of the site in particular predominantly committed to parkland and green space.

New drainage systems will be incorporated to improve existing issues and create more capacity to ensure surface water flooding is fully mitigated.

QUALITY HOUSING

The 270 homes at the heart of our plans will provide a valuable contribution to Tandridge’s housing needs. We deliver high-quality homes, and giving our customers a great service is at the heart of what we do. Our plans include affordable and a care facility to serve a wide range of community needs, from enabling first-time buyers to get onto the housing ladder to enabling older people to continue living in the area as their priorities change.

Housing will be designed to protect and enhance Smallfield’s distinctive village character, ensuring that the proposed new homes fit into the local landscape. Measures will be taken to safeguard the historic and listed buildings throughout the process.

We will provide:

  • Up to 50% affordable housing
  • A range of house types, sizes and styles
  • A care facility
  • Energy-efficient properties
  • Housing designed in keeping with the area’s distinctive local character and landscape
  • A valuable contribution towards Tandridge’s housing needs

SUPPORTING INFRASTRUCTURE

Building new homes means new infrastructure is needed to support them. We have been working closely with our technical team to ensure that we have a clear understanding of current infrastructure pressures and priorities and will continue to build this understanding through our consultation activity. We are aware flooding is a key issue and plan to fully mitigate this through implementing a new drainage system that will create more capacity within the network and help to alleviate some of the area’s existing issues with surface water flooding.

Our plans will aim to provide new facilities in line with local need, such as play space and footways, as well as considering new connecting roads to increase traffic capacity, alleviating current issues.

Although efforts are being made to encourage people to travel more sustainably by walking, cycling or taking public transport, there is still a reliance on cars in some areas. We will make sustainable travel easier whilst ensuring adequate provision for drivers in the short to medium term.
