Crest Nicholson is pleased to present its proposals for a new, landscape-led development on land at Lower Broadbridge Farm, located southwest of Smallfield in Tandridge.

The plan includes a high-quality neighbourhood featuring c.290 new homes, with 50% designated as affordable housing, as well as c. 70 bedroom extra care provision. The development is designed as a context-sensitive extension to Smallfield, with a focus on promoting health and well-being within a thoughtfully planned landscape.

The outline planning application will also encompass public open spaces, including a Locally Equipped Area for Play (LEAP), accessible to all residents and visitors. Additionally, the proposal includes biodiversity enhancements, new tree planting, landscaping, and the creation of walking and cycling routes.

Alongside the landscape enhancement, we are also providing a 70-bedroom extra care facility on-site. A care facility would provide support for elderly residents, allowing them to remain close to their families while receiving personalised care. The facility would likely create new job opportunities, stimulating local economic growth. It could also promote intergenerational connections through volunteer activities and social programs. In doing contributing to a more inclusive, compassionate, and vibrant local society, benefiting residents of all ages.

Background

The 15-hectare site (37 acre), currently used as farmland, includes Lower Broadbridge Farm and Lower Broadbridge Farm Cottage. It is located adjacent to the M23, Perrylands, and Broadbridge Lane.

The site is well-suited for low-density housing due to its proximity to existing community facilities and infrastructure. With a growing demand for new homes in Tandridge, there is a recognised need to release Green Belt land to accommodate this demand, as detailed in the Council’s Local Plan.
